Do you have written rental criteria? Does this person pass all your rental criteria?

480 is really low. There has to be more going on than a few low balances; ie: late or missed payments, etc.

Don’t always trust the current landlord; they may be incentivized to get rid of the tenants, especially if they are selling. They can get rid of a problem tenant and sell a vacant house, which is much more desirable.

Since you will be living there, I would personally want to go check out the area first to find out where you want to live. Also, it will give you an idea for the local demographics and what type of rent you can expect from each area.

I have done numerous loans with cape cod five and they are very reputable and great  to work with. They are staying aggressive on rates and keeping a lot of their loans in house right now. Happy to share any more insight but I wouldn’t hesitate to use them at all.

I think carpets make it worse but with furniture, bedding, etc. there is still plenty of items to gather smells. The rules may say Fido can’t go on the couch but if nobody is there to police it…..

 Thanks man.  Meetup is tough to navigate so far, seems either like a lot of spam or online only workshops.  What part of the Cape?  


 Sandwich is where we met last month and will be meeting on 9/21. It's good for the south shore folks!

I think what the STR track record buys is a lot of confidence in the next buyer. That's always the big concern, especially among new buyers to the area: "what will I really take in for revenue?" Being able to point to an actual track record quells this fear.
