It isn't an accessory dwelling unit without a kitchen. Bring the appraisal back to the sellers and negotiate based on the appraised value.

Another red flag is if they ask for funds up front for the application.

How far off are the rent appraisals? Do you have any direct comps to share with the appraiser? Another easy data point to share is the Section 8 rent amount.

Personally, if they have been good tenants, it is a desirable area, and offered you two months upfront, I would probably take it and get it rented out as soon as possible. You already said you told him you wouldn't hold him to it, so it sounds like they are trying to do the right thing by you. Also just request the ability to get in for showings, etc in exchange for breaking the lease.

Best to take care of the mold right away. At the very least, get some dehumidifiers going and remediate the mold that is already there. The lack of air circulation could be the big problem if the house is tight and the tenants don't circulate air. 

I don't think electric baseboard would help your situation. If you went to an HVAC system with a dehumidifier, that could help.

Massachusetts is definitely a more expensive market and will be harder to cash flow, but still possible and will obviously be impacted by how much you put into the deal. The more units you can get, the better.

Still using Carrot but have not been blown away.
