and update on this story that happen about 10 months ago...
so, the tenants moved in, paying $1300 per month. they re-sanded the floors, painted....pool is gone.
i am doing a refinancing on the loan (to get a lower APR), so i needed an appraisal.
the appraisal today came at $210k.
so, i got 90k in equity without doing anything to the house. that makes me pretty happy.

we do a lot of work for investors in those areas, west of detroit. i will not go east of telegraph.

I have tenants that want to move to Clair County, Michigan. It's close to midland, Mt pleasant and Houghton Lake.
The tenants are currently in Detroit metro but they are looking to buy their home in Clair County.. Need a referral.

my guess is the numbers dont make sense.
i have never been able to find anything in the suburbs that makes any positive cashflow without purchasing a job with it!

Venmo is only 2,999 per week. I have 35 rentals. Venmo is too limiting for me
