I use zumper.com for renter applications (renters pay a $30 fee, landlords pay nothing) and use hellosign.com for lease signing, which is free for up to 5 documents per month.

Great post, I have thought about doing this for my MF units as well to make maintenance and showings easier, so I'll watch the replies with interest. The key thing that has held me back is the need to maintain wifi access across all the units, which I'm typically not paying for. @Doug Shapiro my understanding of the August locks is that they require wifi. 1) is that correct, and 2) are you using a wifi signal that you pay for, solely for this purpose, or a tenant-paid-wifi, or how are you doing it, exactly?
