If you keep the workers you have now happy word will get around.  Ask them if they know any good people.

Are you doing the showings or are agents doing them?  If it is an agent, the people might be more willing to say if there is a problem.

@Jeff Fearn  You should do a search for "airbnb".  There have been many discussions about it.

I wonder if the Second lien holder could simply foreclose from the first once they did DIL.

@Anthony Yannucci  Did you buy the property in foreclosure?  Do you know if the mortgage company gave the IRS proper notice of the sale?  Was the lien put on before or after the date of the mortgage?

@Luis Vaquera  If you cannot find one you can get a lender to let you use their money between closings.

So current plan is to see inside tomorrow.  I hope that will not just be the first delay in the project.

I think I would go higher than some others here might.

Having a title company handle the transaction and getting title insurance is your best option.
