@J Scott  They read the OP.  It just did not fit into their marketing plan.  The message they repeat like a mantra "Wholesaling is not hard."  Of course, what they really mean is "if you buy our service it will be easy."

If a person has plenty of money they can easily wholesale deals occasionally.  Deals can fall into your lap.  But if you want to do it full time, it is very HARD.

There is a huge amount of money to be made or lost in NPNs.  I also use them strategically as part of an assemblage plan.  I try to buy as many notes as possible of the properties I want.

Some brokers do a "last call" to investors when one of their listings gets an offer.  It goes something like this...

"We have received an offer on 100 Main St.  There will be no further price reductions.  Please have your highest and best offer in by 6:00 pm."

I consider it unethical.  At first, it seems like a great way for the broker to get in more offers.  What it really does is make it where investors will wait for the price to go down until the get the e-mail telling them of the offer.  That is probably why the properties were on the market so long in the first place.

@James Park   If it does it will be completely fear based.  Gold is normally an inflation hedge.  But deflation is more likely to be an issue.  Buying dollar priced commodities at this point seems like a fear play.

In China, it would work something like this...  I have Yuan and it is about to drop compared to the Dollar.  Everyone knows it so US Treasuries are over priced forcing yields down.  Next best thing is durable dollar priced commodities.

Oil is free fall and has high storage costs.

Platinum is being dumped by Russia because of sanctions and oil prices.

Palladium had a good run but their have been improvements in catalytic converters reducing the use. 

Damn that leaves gold...

In the US, it is working something like this...  The Dollar is strong.  Gas is cheap.  50'' Flat Screen TV is now under $395.  There is a 50% chance a scary person will become President.

Lets slow down on spending...

Even the brilliant Janet Yellen is going WTF.

James I am starting to ask will they reverse the rate hike.  I do not think so, because they are afraid to cause even more fear.

@Kyle Graves You cannot charge the deposit. If the dog damages the property you can take them to court to get the money back. To quote HUD and the USDOJ ...

"May a housing provider charge an extra fee or require an additional deposit from applicants or residents with disabilities as a condition of granting a reasonable accommodation?
No. Housing providers may not require persons with disabilities to pay extra fees or deposits as a condition of receiving a reasonable accommodation."

@Chris Johnson  The other people that have commented are not from Texas.  This is a cultural issue.  If the owners you are talking about are from Texas, they all think it is none of your business unless they bring it up.

They will be ok with telling you about needed closing dates.

But if they think you want to know how desperate they are, they will consider it rude.
