You should raise the rent when the lease is up.  If you want to provide section 8 housing you could use extra $300 a month and finance another property.  Then rent it out section 8.

@Ryan Moore  You might want to also check with an insurance agent.  If there were other incidents at the property in the past with claims filed it might cause a problem getting insurance.

@Russell Brazil  I think he is probably planning on referring out 99.99% of the leads.  I doubt he is advertising that he will provide real estate services to the rest country.  Because in places like Texas the fact that his advertisement did not have his brokerage information on it would be a huge problem.

I am thinking I would give three months notice and go all the way to the $1000.  They might leave or look around and decide that really is the new market rate.  Chances are, they were staying because they already knew it was cheap.

Of course if the issues @Russell Brazil raised are a problem or if they end up having leases then I would have to change my plan.

Someone mentioned spray foam, but since the property is already built you would need to use injectable foam.

I think it might work very well.  It is also just as easy or easier than cellulose. 

To be exact I would suggest Tripolymer Injection Foam Insulation

Without seeing the properties, there is no way to guess if this is the best or worst deal ever.

I prefer to buy from the owner right before foreclosure.  Even if it does not work out, it might get you inside that house.  Then you have more information than almost anyone else at the auction including the bank.

By the way, I do know I left out a few steps in the above post.  :)  But I was trying to limit it to real estate.  Commodity prices and their relationship to consumption is probably more than anyone wants to go into here.

Besides being an over simplification of a complex and geographically diverse market, the information was outdated it as soon as he said it.

Dropping commodity and energy prices have not caused the inflation that would have been expected in the past.

It will be interesting over the next year to watch China will do about citizens exporting money as fast as they can.

It is unlikely that the FED will want to pull money from other economies anytime soon.

I am guessing the next FED minutes will say something like "We survived the rate increase, VERY slow ahead."

That is the same 10% the low level managers are authorized to give out if people whine at their stores.  But I hate to whine, coupons sound like a good idea to me.
