I am looking for a company that will do a delayed financing of $50,000 on a $70,000 house.  The owner has a credit score of 666.  The property is a rental.

I know this loan product is available.  I actually saw a company mentioned the other day in a forum and looked at their site.  Of course, now I can not find the site.

Why not do both?  Do you have money to invest?  If you have money for a down payment and you are going to a University, you should consider buying a local property that can be rented to students.  Maybe a duplex where you live in half with a roommate or two and rent the other side out.

Doing that successfully would be a great learning experience.  If that works well buy another one in six months.

Sober living is a great market.  Why don't you simply tell the banks you are going to use the properties as rentals.

Are you providing a medical service or needing commercial zoning?

So basically you need a private money lender (or partner) to provide the 20% down.  Do you know any local investors that might be interested?  If the details are as good as you say, someone might take a second lien position.

Sometimes trimming is more expensive than removing because the people that do the work are afraid something will go wrong after they leave.  The can control what the tree does while they are there much easier than trimming it where nothing will ever go wrong.

I know many brokers that suggest calling agents that might still be interested in making another offer before signed copies are exchanged.

Here is how it works...  They say on the phone the seller is accepting.  That ties the buyer up.  Then they call everyone that has made an offer or done a recent showing.  A chance to beat the offer is given.  The offer price may or may not be revealed.

They might even send out a "last call" email out to everyone in their office.

If you decide to refinish or paint the floor I would not suggest using ANY product that will attempt to file the gaps between the boards or finish that will attempt to make the floor look like one piece.  The boards are not tongue and grove and will move independently no matter what you do.

Also always try water as the first solvent for old adhesive.  I have seen people try all kinds of chemicals before they find out the glue is water soluble.

In the last few years, my family has bought several properties at tax auctions as part of an assemblage we have been working on.  It went smooth enough.

There a not as many good deals at foreclosure auctions around here right now.

In some of the smaller counties in our area you can get some good resale deals sometimes.
