Hello and Happy New Year - I have multiple flips happening in Hawaii this month with junior lien spots available. Roughly 100-130k each. These are single family house deals on Oahu - Maili, Kaneohe, Honolulu.

I do a lot of deals every year in Hawaii and everything follows standard protocol. Funds are delivered to First American Title, lien recorded at closing, lender added to insurance policy as loss payee, and title insurance endorsement provided.

Sounds like a good plan, @Roger Poole . I live in San Diego but do most of my investing in Hawaii, albeit buy-fix-sells, not MFH rentals. Both great markets.

@Romar Lagamo -- I'm curious as to why you state that investing isn't feasible for you on Oahu. I'm out of state and do many deals every year in the islands.

Aloha, @Dan McMoore - welcome back to the island REI scene. I do a lot of rehabs every year in the state, mostly Oahu of course. Aloha, @Ryan Yonamine - welcome to the Hawaii investing scene. There's a lot of money to be made in our market. I'm currently doing deals from Waianae to Kailua and in between. Get your team together, line up your financing and start marketing (I believe marketing is 90% of the business) - good luck! If you're wholesaling and need a buyer for your deal, send me a note :)

I just put a leasehold condo into contract. If the price is right, I'm always interested. With this one, I see other leasehold comps on the market in the same building, so I have some good apples to apples comparisons. I'm also entertaining buying the fee and re-marketing it that way - it all depends on the numbers.

Aloha, @Rhonda H. - welcome to the scene. I can tell you that fix and flip absolutely DOES work in Hawaii as I do it all the time, multiple projects per year -- and I don't even live in Hawaii anymore! It's just about living up your financing abilities, getting a good GC and marketing, marketing, marketing for deals.
