For inspectors, we've used Bill Warner at BC Warner and Bryan Huff at First Inspections in Dayton. I don't want to speak for all Dayton investors but these two are commonly recommended. 

I agree with that was previously said re: what to pay special attention to (roof, electrical, plumbing, HVAC, structural, termite); inspectors will point out everything they notice but pay special attention to your big ticket items.

Excellent find in the Kettering/Oakwood area, value-add 4-units are tough to find around there! Keep us updated through the BRRRR process, I'd love to hear how it goes for you.

Hello there! You might check out Ohio Turnkey. They provide services to southwestern Ohio (Dayton down to Cincinnati). While I have not personally used this company I have spoken with them about their services and I was impressed. 

We've used Maxim Roofing out of Fairborn. I was pleased with the work they did replacing the roof and two skylights.

We typically use Bryan Huff with First Home Inspections and have been pleased with his inspections and reports. We have also used Bill Warner, who does a great job as well.

In Dayton, PC Title Pros is our go-to title company. They are really easy to work with and work with many investors. Best of luck!
