Can anyone recommend a good bulk mail service for sending letters?  I have my list, now I'd like to send out yellow letters.

Laundry in-unit is very appealing to renters.  I would take a look at properties in your area and see what you are competing with.  If there are a lot with laundry included, I'd say definitely add the hookups.  If not many places have laundry and you do, you can probably get more for rent.

I take a look at other rental ads in the area. Craigslist, MLS, etc. See if you can find similar places and what they are renting for. Things to look for: sq. footage, amenities (laundry, parking, pets, etc.) and overall condition of the place all compared to yours.

Rentometer.com is also a great tool.  Plug in your address and what you plan to rent it out for and it will pull data from similar rentals in the area to show you where yours stands.

@Eric Bate it looks like you are on the right track.  If you haven't seen it already, this article is very helpful.  I'd use it as a reference to double check your work.

I'm currently living in a duplex that I bought back in December, a good piece of advice I got, and it sounds like you are already doing it, is to pretend to pay yourself rent each month.  Just pretend Tenant Eric Bate is paying Landlord Eric Bate rent with his general income... and then Landlord Eric Bate is paying his expenses with his gross rent from all units.

Hi All,

I'm setting up my wholesaling marketing system to target pre-foreclosures.  Question is: in the state of Connecticut, is there a difference between a Lis Pendens and a "Foreclosure Registration"?

I think I have my first wholesale lead. Its an REO property in the neighborhood where one of my co-workers lives. If the numbers work, I have a buyer. So all I need to do is get a hold of the place. So far all I have is the address of the bank that owns the property. Unfortunately it's not local, so my plan is to write a letter to them, buy it with hard money, and do a double-closing.

My question is: who do I address it to? I am just going to write them a letter saying I am interested in purchasing it cash.

Any/all advice is welcome.

Post: "Property Leased from Town"???

I was looking through property listings, and one listing said "property leased from town."  To me that means someone is leasing the property, built a house there, and still pays for the land... I'm confused because someone is selling something that they don't own?  Then I saw another listing boasting "OWNED LAND"

Is anyone familiar with this? The property is in Vermont on Lake Champlain.
