@Leslie Crosten that attitude will get you far in life, heres a little education for ya, diffrent areas have diffrent soil conditions, diffrent moisture conditions, etc so many variables, when you want a bunch of people on a forum to give u advise, its beat to give the most detailed info, location, age structure type, interior exterior wall, structural wall partition wall etc.

@Gary Crawford the market is on fire, multiple offers on just about everything, owner occupants are also buying up foreclosures. The cash coming up from the city is insane.

Given the market in and around the hudson valley is on fire right now, I'm thinking of changing tactics from flipping to new construction. Distressed properties are going over asking and excepted offers within a day or so to owner occupants, buyers waiving appraisals etc, it's just crazy right now. Would love to network with any builders and possibly get a little guidance. Considering modular to get my feet wet.

@S Shah I'm curious, why did you wire him your emd, here in ny emd is held in escrow with sellers attorney. That was a huge mistake on your part, plus why didnt you have an attorney before hand, and why didnt they review it before u sent the emd, the deals I've done I've never sent emd until both parties agreed to contract terms and was fully executed by both parties. Huge mishap on your part. Best of luck
