 I am saying most realtors do, but not saying a realtor is always used in every deal.

A realtor will have a purchase agreement, but be careful it may not have everything written to protect you if you have to back out of the purchase agreement.  I would suggest talking to a lawyer and get a purchase agreement that meets your needs.

So when you bought this duplex, did you have an inspection done?  If you get a qualified home inspector, he/she should of caught that issue with your plumbing.

I said this in an earlier post here, and I will say it again.  Get an Engineering to spec out the beam.
