So I currently work for a construction company.. cold calling jobsites is how I piCk up most of my new work and leads. I want to get into REI and I hear door knocking on distressed homes and such is a great way to pick up off market deals. As I drive around looking for jobsites I constantly see homes in need of work. Is it crazy to just pop by one, and say hey.. are you guys interested in selling your home? Or is that out of line. I’m beating myself up because I see all this opportunity and I’m nervous to just go after it. I guess I’m just looking for some closure on the fact that this is a practical way to pick up a deal. Give me some feedback!!!! Thanks

Do any of you FInd that there’s plenty of great deals to be found right on loopnet, relator.com and zilliow? Or do I just not know enough yet.. Is it possible that great deals can be found via these sources or are all great deals off market??

@Robert Loiselle well the laundry is actually in the basement.. as is the visible duct work. Is it possible to make an offer, have it accepted, get inspections/specifically for asbestos-lead and make a decision From There? Or Not PossIble? And Yeah I Want To AvoId Any Type Of Law suIt For sure..

@Robert Loiselle I guess it’s not obvious per say.. but the house was built in 1900’s and has duct wrap in the basement around the forced air units. Should I get an inspection first to see what the damage may be? Otherwise it’s a deal. Would cover more than half my rent until I find another deal to move into. Then it would be a cash flow property with room to improve and raise rent!

Looking to purchase a duplex. First investment property. Would live in one unit rent the other. Built in 1900’s so obviously has lead paint and asbestos. Seller will not give a credit for remediation. Is thIs a huge deal. For the first year the rent from the tenat would cover more than half the expenses.. after I move out it and have both rented would be positive cash flow! Need some guidance !!
