Cleveland is good but 50k might get you a nice fixer upper in a C neighborhood.

Definitely NOT getting out of the Cleveland market! Still one of the best places to invest for cash flow. My rents are coming in as expected... I mostly rehab homes doing BRRRR and cash on cash returns of 20-30% are not uncommon but 10-15% can be expected for turnkey. DM me and I'll tell you where I invest and share my agent contact info.

BRRRR is hands down the best way to get the highest returns and potentially use little to none of your own money. Many times after my clients refinance a BRRRR, they put money in their pocket and have an infinite return!
That said, you need to be realistic. BRRRR will require more of your time. It will require a greater skill set. You will need to manage a project and have a general understanding of the work entailed.
Buying turnkey requires practically no talent but if you're killing it at your day job, who cares? Bottom line, if you want to accelerate your real estate portfolio and are willing to learn by doing, BRRRR can be very rewarding. There are many jobs that could help you in your RE investing goals. A job in construction will help you if you want to be hands on and understand the tangible part of your investment. Any job managing people will teach you skills to manage your tenants and contractors. But my favorite is working as a real estate agent. It gives you an opportunity to work directly in the real estate field gaining knowledge in the areas you will invest and help you build relationships that will ultimately help you become a better real estate investor. Roof, siding and windows will dramatically improve the curb appeal and should increase the ARV, but unfortunately, those things are also big ticket improvements. If your tenants are paying rent, you might consider waiting until they vacate to do the renovation of their unit. But if your endgame is to increase the ARV and flip the property, you might try raising the rent. They will either pay it or vacate and give you a chance to do the renovations. Either way, Increasing the ROI or renovating the units will raise the ARV. Consider using sold duplexes or quads to help you determine the market value if you can't find any triplexes. Best of luck!

I always factor my time, labor and materials into every BRRRR I do in the Cleveland area and typically all in at 75% or less ARV .
