You're in the right regarding her violations. But in the wrong regarding your plans to get rid of her. If she's paying, put up with her.
I don't see anything crazy about what her violations. But I see crazy thoughts going through your mind, you need to relax a little and possibly apologize to her - you told her to get out, she's probably not going to pay rent now (if she was paying).

I worked in Jasper Tx for a year at a base my company set up down there in 2018. About the same distance from the water treatment plant 800' or so to the south of it. When the wind blew from the north it was time to close all doors and windows....the base stunk. Luckily the prevailing winds are from the south there, so it was not all the time.

There's always going to be a lag with data. Where are they getting the crime rates from and most importantly, when are they getting them? Have they got the most current data?
I wouldn't be concerned about the neighborhood, Starbucks has already done the research for you.

Not that I'm really doing any exhaustive research, the Karma Fisker has an electric range of 32miles, per the EPA. If you filled up with gas once this year, saving you $5,000 in gas (that's a LOT of miles you do to save that much in gas), you must spend a lot of time sitting by the side of the road with an extension lead waiting for the batteries to charge. What's the charge time on that?
I thought about getting a Tesla with a range of 400 miles. But on an 800 mile commute, I don't want to sit by the side of the road waiting for the charge.

I've not seen this kind of repair in a basement, but it looks a bit sub par if you ask me. I'm no expert in this, but the vertical cracks in concrete basement walls, when they allow water in, are usually filled with epoxy. It can be DIY, but I've only seen pros do it. I may have a 'crack' at it myself on the next one though.

Time is money and it all depends how you use it. Me I save money by trading my time to manage a couple of my properties. I have a good PM that manages my other properties without made up fees.

In all honesty I don't think there will be much of a decline, if any. The banks are working with people here, and I'm sure there, and the government is stepping in to help those in need (landlords are not considered those in need). People here seem to not be selling (it's prime selling time here now, spring is in the air), meaning lower inventory and in turn higher prices. It seems most of the investors are still circling like sharks waiting for the decline that I think won't happen. And that makes more competition for the low inventory, pushing the prices up. Maybe it's a good time to sell in the near future?
Local sales prices have really surprised me as they seem to be up.
Hmmmm. Having said all that, I have a moment of clarity and I'm going to watch the market not to buy, but the intent to sell...

On my mortgage docs it says 1 year. That said, we moved out of one about 3 months after moving in, rented it immediately. Never heard from the bank, and didn't have any problem getting another loan right away for owner occupied, albeit with a different lender.
If you keep paying, they're probably not going to hunt you down. But they could.

@Aisha Masood I'm not an expert but I believe if it's something that's not up to code they will be able to tell you if it can be made to code and used as advertised - with proper permits - or not. Your questions should be made to the city inspector on Monday morning. The city inspector here is very receptive and helpful to someone who is proactive and wants to do the right thing. I think the guy was lenient on me since he realized I want to get it all brought up to code.
Your city may or may not be helpful.
