@Donald Francis Reese Jr. Can I be the first to congratulate you for firing those scoundrels at RW? Well done, I did the same thing at the start of the year. They still have some of my money. That is one company that can not be trusted to do their job. Good luck with the mess they've left you - I wouldn't rush to evict in Covid climate...they're still paying, albeit late, right? Maybe your new PM will be able to clearly lay down the law to the tenants and bring about change in their behaviour?

1% is a good signal to dive deeper. In my market, even at 0.75%, I have okay positive cash flow. but really crunch the numbers.

@Jet Paradero Contact @Dave Foster and talk with him about 1031 exchange. That $200K is a lot of money you can roll over into other investments. Making $250 a month in cash flow will take a while to save up $200K.

No. We are creatures of habit. And if something does not affect us directly, we tend to ignore it. Like the check engine light if the car's running just fine.

I read recently that some towns in Italy were offering property for next to nothing. The only stipulation was you had to renovate them within a specified amount of time. I read about an Australian guy who packed up and moved into a house he bought for $1 and fixed it up. I'd do it if I didn't have kids in school and I didn't rely on my income from my day job.

I like Vancouver, I've visited often. It's very reminiscent of Sydney (Aust).
Budget is probably going to be the biggest part of the equation for you, and where you can earn the dollars.
If I was going to pack up and move into the unknown - without thinking about budget - I would personally consider Hawaii, Colorado, Montana, Florida, Texas, in no particular order. I like the outdoors, scenery and warm climates. Right now I'm tied to Missouri because of my work and kids' education (don't want to uproot them from schools and friends anymore).
