Thanks Mark! That's what I'm leaning toward now. Just curious on the impact on property value either way.

First duplex in the works! I got some sticker shock from estimates on adding gas, electric and water meters. Looks like upwards of $10k at this point. 

Can anyone speak to ROI on property value of added meters? I'm in Madison,WI. Paid $168k and ARV is $200k+. I can give more info on the deal if it helps.
