Will your numbers are great the challenge will be to find a lender that will underwrite a small loan. Let us know If you find one.

Andrew G. If you are in a strong rental market and the property is in a good area let her out of the lease or if possible don't renew. Make sure you are charging late fees per your lease. If you are in a low income "C" area I would say this is par for the course and you need to deal firmly with the tenant and increase the rent upon renewal. I am unfamiliar with the California rental market and law but I have many tenants like this.
J Scott and others, I want to thank you all for the civilized discussion about guns in our society. I tend to agree with and appreciate J's thoughtful and relentless replies. I have been assaulted by a host of hateful, illogical and outright crazy messages regarding this issue on otter sites as well as from good friends who hold some bizarre reasons for owning military style weapons. It seems that these talking points are relatively uniform, they need weapons to oppose our own government , to fight the UN takeover?, Even government officials are talking about disobeying or not enforcing any laws that they deem unconstitutional.
I usually dont waste my time trying to indulge in conversation with irrational people. I am ussualy content to let the politics play out. If the economy takes a dive because our elected officials are not up to the task than so be it , but if we continue to promote a society where guns proliferate and we allow mentally deranged individuals to go untreated than how free are we really?

Good to hear from you Brook. yes I would really appreciate any recommendation, good reliable trades people are hard to come by. I am familiar with German-town and had bid on a few properties there. Right now the properties within the city limits are providing a better rental income for the dollar invested, but it comes ay the price of much more aggravation. At some point I will need to find a good property manager. My investments are all in the 45403 zip primarily because I am so far away and can only monitor a narrow area . I have 4 properties on one block. 408, 503, 507 and 511 Sheridan ave. and 734 E circle drive all in the 45403 zip. Let me know if you are planning to visit Dayton and we may be able to meet for coffee. I would be happy to meet you and your mom. Thanks for the heads up on the Victoria Theater. I tend to spend a week at a time when I visit and iI need to find more to do in my down time. I am looking forward to my next visit to see the new restaurants that have opened downtown. Brooke Isbell The city's downtown area is still too empty but is making progress . I concentrate on the bread and butter rentals in the one area just minutes from downtown. predominantly in the 45403 zip. I believe the city is improving month by month and have seen some escalation of prices. The improvement is still spotty with far too many vacant homes in disrepair surrounding the city center. I tend to communicate updates on Day ton's business on my face book page which serves as one place I can communicate with several investor friends on a regular basis, often on topics other than real estate.
I find Dayton a bit boring on my regular trips with not much going on Downtown. It has been 6 months since my last visit so I will see how we have progressed. I believe there is tremendous potential for appreciation as the economy continues to improve. Dayton has been named among the lowest cost of living and the best places to work in the country.
wear is your rental in Dayton? Do you use a property manager?
I am always looking for referrals to good people. It is a challenge to manage property in Dayton from NY.

Nicolas Dumm I am a buy and hold investor so I look for my own deals to fix and rent. Currently I see predominantly cash investors buying in Dayton in the areas that I "farm" but I feel confident that when the economy rebounds values will escalate to the point where retail buyer can begin to become a factor again. I would be interested in hearing from anyone who is successfully wholesaling in the lower end of the market in Dayton or similar cities.

welcome Nicolas Dumm , its good to see so many investors from Ohio lately. I live in NY but have investments in Dayton OH. I have observed that there are lots of opportunity in Dayton and other parts of Ohio but many local Ohioans seem to pass them up. Good luck in your market.

I have both posted a blog and have read some. The responses I received early on helped me find my way and avoid several potential mistakes. The time I have on line varies and lately it is quite limited so I have not clicked onto the blogs but find the short discussions suit my needs. Now.that you bring it up perhaps i will look at the blogs again.

Mary Joe I share your concern for unmanageable investments. I pick a relatively narrow area to "farm" and in that way I become an expert in that segment of the market. I am able to retain reliable help as well as becoming known as a good landlord to rent from. I do not use leverage at all with my acquisitions this is only partly because I own most of my real estate in My Self Directed IRA but even if I were to use borrowed money I would first evaluate the potential of a property on a cash on cash basis and then determine how much additional risk I am willing to add to increase my return by using other peoples money.
