We have a pretty extensive list of investors that we work with past present and future. We take time to reach out and connect with these guys on a pretty regular basis. Sure, there are a variety of ways someone can add value to a syndicator. 

Not surprisingly, capital raising is one way to get in on deals because if you raise capital for or invest with a syndicator then you can ask all the questions you want. 

In some instances, you could get to be on the GP side.

It shouldn't be in some instances, it should be in all instances unless you want to break the law or you have an SEC brokers license.

I don't think many of us calculate it that way. You can cash flow $500+ a door if you pay for the property in cash but your COC might be really low. Most people probably have COC or IRR return targets they try to hit and not cash flow per door.

It's not that you don't pay any taxes on it but that your tax is deferred. Once the property is sold then the tax is recaptured, although potentially at a lower tax rate than you would have without it. And if you buy another property at recapture you can then offset it again and push the can further down the road.
