I own Populi Property Investments, LLC and have recently relocated to Sarasota, Fl from Massachusetts. This area is gorgeous and there is an immense amount of real estate activity, with amazing potential for investors. In terms of residential redevelopment, the weather doesn't play a role is preventing year round operation, when compared to New England. Was relatively easy to meet with and come to an agreement with a hard money lender. Generally 65% loan-to-value on the purchase price and not the market value, which can be frustrating as an important factor in the success stories is investors never use their own money. I am very interested to hear from the BiggerPockets community about additional maneuvering to acquire funding to assist in purchasing a foreclosure using a hard money lender.

I have been researching the possibility of receiving government grants in terms of a business in its first year operation, pertaining to residential redevelopment. The bounteousness of Populi Property Investments is we do the fixing ourselves as a partner is a general contractor and I hold a business degree in accounting. This road isn't supposed to be easy, clearly, but when you are exiting the education spectrum, passing the novice or beginner title, you should be able to attain funding. I would like to hear what many of you have to say relative to personal experience and additional options that have been pursued in a similar transpiration.

Pertaining to Massachusetts specifically, how can I wholesale legally, as it is essentially the same work as a broker and you can get fined. I want to focus on wholesaling for about a year, so this is important. I read some blogs about Massachusetts relative to starting an LLC while doing wholesaling, and it said individuals do not create title companies, but rather they would have their lawyer take care of everything. I want to do wholesaling using my business cards with my website information. Pertaining to the actual assignment contracts that I have put together, would the lawyer have to create the actual assignment or could I use my own? The reason why I am curious relative to the legalities in Massachusetts; what is the difference between a wholesaler and a broker? Would I need to hire a broker to do wholesaling legally?

I am focusing on doing wholesaling in Massachusetts. I want to succeed in this type of investing and move on to residential redevelopment. I have some unanswered questions and once they can be answered I would love to get started immediately. I would love to meet with some already successful wholesalers/flippers for a sit down, maybe a cup of coffee or lunch.

I have recently started researching how to do wholesaling in the state of Massachusetts. I have learned and immense amount of information and I am looking for a little guidance.  I have both the letters for the attorney and the administrator, created the assignment and purchase agreement and also have calling scripts for the attorney and administrator once I can get my hands on the actual probate leads. I am wondering what is the most efficient and professional way to complete the tasks to get the leads. How should I present myself over the phone before I go to the probate office to get the leads; how do I actually talk to the individuals who work at the clerks office and receive the leads with little to no trouble; how do I get these leads so I can begin my journey to successful wholesaling?
