I've spent a considerable amount of time in both cities. You said as a jumping off point which makes me think you would appreciate the support from Bp that KC would give you there are quite a few members active in KC. If you're interested in renting to college kids springfield is a fine option there weren't nearly as many destructive parties down there as I see in warrensburg on the weekends I attribute it to the agriculture focus of the school farm kids tend to work on the weekends. Just my two cents.

Watch podcast 197 that's as close an example I can find to what you are looking for.

The fastenal guys I work with see and talk to a couple hundred guys every day your first step should really be talking to the complete strangers you see every day and finding out if the have property they are trying to get rid of,would they seller finance, who do they know that works in the real estate field, or who might need to sell. honestly the best use of the money would be to get some business cards with your name number and a line that says we buy houses and will help defer your taxes on property we buy through seller financing. It would only be a couple hundred dollars for a ton of business card connections you can make.

A couple months ago someone was on BP excited about United country real estate in KC I haven't used them personally though.

what is your maximum travel distance around the east side of KC ?

@ Ryan Widmer hey I live and work in the area.  unfortunately most small Banks can't handle the inconsistent cash flow and prospective investors taking out loans on Lake Properties and then defaulting which has driven most small Community Banks out of business pretty much the only ones you're left with on the lake are first bank or Central Bank I think you would have better luck looking at other towns probably within 30 miles of wherever you're buying. Towns that tend to focus on farming as opposed to lake traffic. If you don't mind can you give a general vicinity of the property you're looking at or at least the town it's closest to that would help as far as referencing Banks locally. I know you might not want to give away your exact deal location but you're really going to want one in the vicinity and the closer the better since they haven't worked with you before.
