Yes, they are still lending.  Although the private lenders I work with have adjusted their long-term loan program due to covid.  But for short term loans they are still going strong as long as the deal makes sense.  All the best.

I owned a property just up the road from there on Bosworth.  I would consider section 8 like @Brian Garlington said.  I have 4 homes in 44110 and 44105. Some don't like these zips but they can work.

Double-check with your local and state laws as they can vary from location to location. The wholelsale deals I've done didn't require an attorney, just an assignable contract.  All the best.

Maybe you could start looking for off-market deals by driving for dollars, craigslist tired landlord leads, Craigslist ads, etc. and bring these deals to other investors.  A good deal will attract many.  All the best.

Have you considered getting your license and working for a broker? Seems like a great opportunity to learn all aspects of the business, in addition to helping your mom.  All the best.

I use salesmate.io.  I like the integrated sms, phone and email features.  Connects to FB leads and my carrot site.

@Jim Bray

I know some lenders are tightening but the the lenders with funds that are their own and not connected to Wall Street are still cutting checks. Let me know how I can help.
