Obviously 2,3,4 bedrooms are much more valuable. If that’s true and I’m seeing the value right it’s an absolute no brainer.
If you don’t get it please let me know because I may be interested.
Would be happy to pay you a finders fee
Thanks!

I was never taught anything how to fix up houses Never saw anyone do the labor
Learned all from books and now youtube
you can always find reasons why something is too difficult
Rentals are not easy and take literally decades for people to leave their jobs
Look at the threads here about people who have been trying to leave their jobs from rental income. VERY few ever achieve it
Then ones who do it in a couple years are few and far between
Your comment about paying taxes on flips reminds me of the guys I used to work with who would not take overtime because they said you just pay more taxes
so I took all the overtime and everybody else’s overtime
I invested the money in the flips and quit the 9 to 5 and retired at 47
30 years later they are still refusing the overtime and still working at the same jobs
I made my choices You will make yours
I am guessing you are in your 20s 10 years from now you could be semi retired or you could still be here on BP taking about doing something I hope you choose the later Of history tells us anything you probably won’t
I hope you choose to NOT be normal/average
I made my choices You will make yours

The tenants knew what they were getting into when they started renting.
I would keep it the same. I would also budget to get each one submettered
Can’t be more than a few thousand per rental

I like the easy way out
I would say ok sure your move out date is XYZ
And let them stay even if there was no security deposit
And learn a lesson for the next one Get the lease and talk to the tenant BEFORE closing Or better yet have the seller get rid of the renter
if it were a tenant I had placed in the property I would say no you can’t use the security deposit

Quoting your 9 - 5 via rental properties can be a VERY long road. Especially depending upon how much money you currently make
To me flipping gets more money faster and then can invest that into rentals if you choose to

Is that normal in your area for apts not to be rented within a couple days?
is it possible the rent is too high?
