There's a lot of ways to look at this.

If you don't like yard work/exterior house work then a condo might be a good start.  HoA fees will typically cover the exterior of the condo.

Do you want to live with roommates or have your own personal living space?  If you want your own apartment/home, go with a duplex/triplex/quadplex.

If you have friends you want to live with or are open to strangers living in your own space then you can go with the single family or condo.

I live in/own a duplex in NJ.  It is how I got my start in landlording. One perk is that you can be more selective about who lives on your property as long as you are living there.
