Congrats Jeremy... The reason I asked the question is because people who haven't done crap sometimes have the opinions set in stone...

Just nice to know that if someone disagrees with me they do it with experience and not some delusion of grandeur.

Most certainly there are all kinds of ways to kill this thing... Just seems a little arrogant for those who have done less than, lets say 300, deals to tell people how something should be done in a tonality that has undertones of some Napoleonic position..

And I will be the first to say my way wont work for everyone... Just it works for me...

1000 is a ton.... As you said that could you imagine how many more you could have bought had you not limited yourself so much?

Personally my best year is 234... Not bragging...

I am not a landlord so for me those two aren't an issue... They would be if I were.

Can I get a total from the people posting of the amount of houses they have purchased...

Trust me there are areas I wont drive in where I have bought and sold...

The one thing I have learned about people is that they like living where they do...

People dont seem to get out of their social or economic misfortunes...

A deed transfers ownership. A MOC is a recorded doc that gives constructive notice that you have the right to purchase the property.

How do I get the seller to agree... Its the only contract I use... They dont like it they go somewhere else.. Just they dont they sign...

If your title company is willing to issue a title policy and you haven't defrauded the title company then you should be good to go...

I would memorialize your concerns with an email to the escrow offer...

Something like; FYI the seller of property address I believe filed for bankruptcy protection last year...

The last house I bought which was included in a BK their attorney requested it to be set outside of the BK. and I closed escrow.

George help me help you by understanding why they are out of he question... I am apparently missing something and frankly would like to learn from you...

The last war zone property I shorted two murders took place in the house and the house was partially burnt ...

I NEVER owned the property for more then a second and made 20k...

I understand that it s harder... However good money can be made in areas like these... BTW I would never live nor own a house in one but that doesnt mean others wont...

It wasn't that long of a commercial.. lol

And as far as using a Big Realtor... If youre a new investor having an agent who can afford you is paramount... Besides they know how to close deals and other agents know it... Live off their reputation.

As a Broker as well I hate dealing with slug agents and love dealing with the pros...

And for Discount agents. In a Buyers market they dont work... They do work great in a sellers market...

Just be cautious if you decide to use one..
