I hear a lot of talk about Solo 401 (k) being the best vehicle to set up for a retirement plan and then set up a self directed IRA to fund a portion or all to invest in what you choose. My question is this: how do you know which is the best for you to choose from as there is SEP IRA , Solo 401k & Roth Solo 401k.

@Fe Kelly Good luck getting this sucker sold! I completely agree with @Ryan Spinola ask your go-to buyer(s) what they are willing to pay for a quick close and see how far off you are where your contracted and where you need to be. Take it to the seller and explain your capital partners can't get this approved at this price because (e.g. the layout, location, surrounding low comps)

30/50 spaces 10 Cap once traded over. Midwest / southwest areas preferred. Carry back preferred for a short duration of 3 years maybe 5 tops to get financing dialed in for refi.
Sale price is NET to seller; any liens are paid out of proceeds by seller. Make sure you have all liens accounted for as sometimes sellers like to leave little surprises =)
