Could you airbnb a room in your house? Take on a roommate? Sell your house and buy a duplex and rent out the other side?
@Account Closed my first rental was a trailer that I paid 15k cash for and it rents for 495 a month which is awesome. I think you just have to be careful who you rent to. Just because someone is lower income doesn't mean they will be a bad tenant. I currently rent the trailer to a young single mom that has NEVER had a late payment or caused an issue in over 2 years.

@Matt P. you are right. We did jump through a lot of hoops for this one too. It took almost 2 months to close!

@Ruben Cervantes that is what we would LIKE to do but unfortunately in our local market we have had a really hard time finding something that would work for BRRRR, it is also very competitive here right now... we are thinking of looking in some other markets. Thank you for your response!

@Frank Wong your words really resonated with me. I definitely have no desire to do tons of flips at this time. It is so tempting to see another possible avenue and change course. Thanks so much for taking the time to respond. We will definitely keep it.

@Robert Kirkley thank you for the perspective. I think you are right, finding a SFH that cash flows like that is hard to beat. Hopefully I can find some more like that!
