@Christine Edwards not sure why you need a private lender when there are several companies that will lend rehab funds based on ARV.

Then you just need trusted boots on the ground for local stuff.

In our 24 years of experience, NOT worth hiring an attorney and paying an hourly rate to pursue.

Better off turning over to a collection agency that chases for nothing upfront, but takes 30-40% of what they collect.
