When purchasing a 10 suite apt building, using a real estate agent and conventional financing (Ohio):

1. How long is the typical inspection period on the contract in your experience?

2. How long is the typical closing date written from the date of the contract from your experience?

@Greg Dickerson and @Tj Hines, thank you both for your replies. I am trying to learn all that I can about the strategy. Where to find the best sellers other than LoopNet which I will use. I am also currently looking into ProspectNow to send postcards. I also plan to send SMS and RVM once I have scrubbed the data against the DNC. 

Have either of you ever did a MLO deal? If so, please share your experience. Do you know where I can continue learning about the strategy? Any books, etc. Thanks Again

I have been doing some research and there is a very popular atty online, including Youtube videos saying do not JV wholesale deals in OH.

Do any of you law abiding wholesalers do JV deals in OH?
