Hi Josh, Welcome to BP!  It's a great place to learn. I work with other investors in CA and Phoenix is a great market to get into buy and holds. If you make a trip out here I'll show you around and where the best local breweries are.  Best of luck!

Christopher Perschke I would recommend speaking to an experienced property manager to give you rental comps on that property, Zillow is great from a macro view of a market, but loses accuracy when you get down individual properties. I can connect you with a few PM if you need referrals. Also, as any real estate buyer it's best to work with an agent, they make money from the seller so it won't be any cost to you and they will be looking out for your best interest. Let me know if you want some "boots on the ground here in Phoenix. I'm a licensed agent that enjoys working with residential investors. Thanks, Michael

@Layanna McDaniel

Welcome to BP.  I'm new to the community as well. I'm an Realtor in the Phoenix market, let me know if you want me to run comps for you at any point - happy to help.

Charlie Coll I agree with rest of the replies, stay away from high priced education programs. Not to be cliche but in any business cash is king, save it for a down payment, carrying cost, improvement or vacancy depending on your strategy. There is a ton of low cost education out there, Audible has a number of great real estate books, there are a few great ones here on BP as well. There are also local monthly real estate meetings where you can connect with other investors. Best, Michael

Post: Any tricks for getting fiberglass splinters out?

I feel your pain, some helpful hints are rinsing with cold water first to close the pores before more fiberglass gets into your skin, then soaking effected area in warm water and epson salt. Hydrocortisone will help if you don't have luck removing. Another trick I've tried is using applying tape to the area of skin, in hopes it collects the slivers like a lint brush. Also, before working with fiberglass coat exposed skin with baby powder it helps avoid fiberglass sticking to you. Hope your project is going well.
