I recommend checking out Tellus. I got a small loan from them and they let me borrow against my rental property. The application was different from most lenders. They just asked me for some information about my property and my existing mortgage. I got an answer the next day and funds within a week. Super simple.

I've heard of Zillow starts charging money for listings and applications. I use Tellus App for my rental listing, rent collection, and other rental management stuff.

I would probably raise the rent. 

I have a no pets policy, but from what I understand, that doesn’t matter. I don’t have another reason for rejecting her.

Hello Biggerpockets!

I havee a SFH I'm trying to rent out, and my only qualified applicant so far has an ESA. The letter she gave me was clearly from one of those online "pay us money and we'll give you a letter" sites. I don't think she's ever even seen the therapist who wrote it. i want to follow the law, but am I our of line for wanting more verification? What would you do?

I think gaining the knowledge of legal terms is very important.

It's hard to choose between them, maybe market your property again and find other tenants. But do you live with your tenants? If not, I'll recommend choose those 3 young males since they are more likely to pay you on time.
