@Ken M Middleton, all the more important to get a reliable team in that particular city to look in on matters when you need. We have properties we own in Washington DC and Nevada and manage them ourselves (with super responsive handymen in each location. Works really well! Best of luck to you!

First and foremost, congratulations to you and your wife!! Exciting times! My partner and I have invested in multiple states and having a reliable and responsive handyman is key. As Drew mentioned, the handyman can diagnose the problem and hopefully fix it. If not, they can identify what service provider you need to call in. Research these upfront and keep a list handy. Recommend reading yelp/google and other reviews and checking places like Thumbtack or other online specialty service providers.

Even Brandon Turner recommends getting a real estate agent. If you find someone with enough experience you can learn from them as there is not a one size fits all deal making formula. Many situations and intricacies involved. Why not have someone with the requisite experience escort you through the process, particularly when, as the buyer, you are not the one who will pay him/her? They don't have restrictions currently, nor do they have the draw for STR activity that Reno or Tahoe has.

Chris, true enough. In talking with some folks pretty high up, it appears the registration/permitting will start on or near August of this year.....should get interesting.

Robert, with experience with AirBnB in Lake Tahoe (Nevada side) I can tell you there has been much discussion about tightening up STRs. South Shore has had much stricter regulations in place but north shore is looking to start a permitting process, which last I heard for Washoe County (same county as Reno) would be a $1100 registration for permit each year along with some pretty strong regulations regarding response time and property management while guests are on premise. As for the other side of the hill, Douglas County which butts up to Carson City, has recently halted the issuance of any more permits. Hope this is helpful!
