This article is very true. I just bought a SFH (2nd rental but 3rd house) and it took about 2.5 months to close. The process was such a pain I almost walked away from the deal (glad I didn't). Funny side note, I called the bank using customer service for a different issue and was asked to take a quality response servery (the rep was great). However, I was never asked to comment on my borrowing experience. I guess the email I sent to the loan officer and manager about how mad I was at the process disqualified me from the survey.

from reading what you said, wouldn't you have to add two more package units since it's 3 different units? If that is the case, from what I understand I would also think a mini split unit would be better, efficient, and more personal.

***disclaimer***
**I don't have a mini split system/or have ever used one but a neighbor of mine has one and his bills are lower since he installed it into his house. The next house I rehab for me or rentals I'm really going to consider doing a mini split system.**

Thanks Shanequa, it was for inspection. Did a little more digging on the net and found the hud inspection checklist..

Just wanted where did you get a copy of your local sec 8 rule book? I called the local HUD office to see if I could get one and they said they didn't have any (made it sound like one didn't exist). I've never had a major problem with inspections but figured it would be smart to look through it so I can cut down on the small nick-knack re-inspections.

I like ocean springs. If i remember correctly, do they still do the wine night out on Tuesday's in the downtown area? My girlfriend would love going to that and looking in the Walt Anderson museum. I like to hit the gulf coast for the same reasons you like o come to nola, for a little change. Next time you come through NOLA let me know. I work in the French Quarter and don't live to far from there some I'm always out in that area.

Wish I would have read this before trying to purchase through BOA...Only reason I went with them is because surprisingly they had the best rates at the time.

Currently, been trying to close on a house for 2 months. The mortgage originator did do a nice job of getting things moving fast but since him, i've been pulling teeth.

We were supposd to close a month ago but the final processor didn't call the title company til the day of "closing" and then told me they had to review somethings (why didn't you return my calls or tell me this before hand?). Now they are trying to tell me that my flood insurance policy isn't NFIP backed? WTF? all flood policies are NFIP backed. They said no there not? So the policy i purchased from a local agent isn't good but guess who's policy is the one they quoted me from the in house rep. Of course now since we have gone beyond the allotted time for my documents to be good they are telling me I need to resubmit more statements. For some asinine reason the final rep thought I was going to liquidate my stock brokerage account for closing. Why would I do that I have all the cash in the other accounts that you don't seem to remember looking at but you do remember me agreeing to liquidate. If i had to do that I wouldn't be buying the house. I swear it's like they didn't even look at my file til 2 months later. I could go on more but I'll spare everyone. I'm so mad with them I almost want to say forget it and go to another bank (doubt seller will be happy) or just say whole damn deal is off cause I don't want them to have my money.

I'll get off my soapbox now.

also something to remember an a/c can only do so much. A few years ago I had a tenant that complained that house wouldn't get down to 74 in the day but at night it was fine. I called the a/c people everything checked out ok. They said normally an a/c can only reduce the house by 20 degrees from outside temp. (lots of factors insulation and shade around house window type, ect). So basically if it's 100 outside it will be working the ac pretty hard to get it down to 77. or at least running all day.

you could even go buy a small window unit for them to put in the bedroom or living room. prob cost you 100-200 bucks.
