Post: Cost to buy and install refrigerated cooling?

Just finishing up my rehab estimate and I need one more key piece of info, how much to buy and instal a refrigerated air system. My current rehab price is right at $23,550 but I need this last number. The neighbor said the house had refrigerated air before it hit the market, so I figure that's what I'd put into it if I got it. Otherwise swap cooling is what I'd put. It's what I grew up with, and currently live with :D

I went to Lowes and didn't find anything.

So... any idea how much?

So I just got back from pricing out a rehab for a house... When I was finished pricing everything out and was about to leave, a huge, brand new Cadillac SUV pulls up slowly. Right away, I know it's another investor, and I'm starting to feel small as I know his vehicle costs around $90K, which is more than I'd make in like 7 years at my current job.

So the guy gets out and me and my Realtor are talking and then he walks up to us and I tell him, "hi!" and he completely ignores me... doesn't even look at me. He goes up to my Realtor, says "hi", and ask's me to leave so he can talk with her in private and I'm basically just shunned out, and leave...

I don't mind my Realtor talking to him, but man, that guy just made me feel small... I want to get this house even more bad now so I can show him the, "little guy" can beat him.

What a crappy feeling...

Just so you don't feel like you're alone, here's one of my embarrassing stories...

I was calling up my first HML searching for financing and I was super nervous. So, I rehearsed and rehearsed what I'd say over and over and it got me even more nervous. I already knew I wasn't going to be able to handle my voice. So... I dialed the number, the lady picked up and I could not get a single word out hahaha! I was like, "Ummm... ughhhh.. I ughh.. ummmmm" and then she hung up on me hahahaha!!!!! That was horrible, but funny. I agree, it's tough being taken serious at the bottom, but we WILL be successful if we keep trying. Just got to break that first barrier, and the rest will be history!!!

Any tips on how to compensate in terms of the ARV for the lack of a 1 car garage? I know it'd be lower, but I'm not sure how much lower and how to properly determine it.

As always, I'm liking this current deal so far... Going to determine repairs tomorrow and hopefully submit an offer!

And then hope...

Great idea, also if you see in the back, it looks like they tried making a pond like structure from the stones. Never seen that on the inside of a house. I like the thought of putting tile over it though. Thanks.

So I'm still looking for houses, and stumbled upon this nice looking one. I just don't really have an imagination as to what I'd do with this particular problem. Just look at the video: https://www.dropbox.com/sh/u6ucp6f4tnfnhsc/aNrYjaL929

Would you rip out all the rock and lay cement, or carpet it up? Or perhaps would you tear down the whole space and make more backyard room? There is ventilation to the area in the video by the way. Tell me, what would you do with it?

The list price never really crossed my mind until I noticed how close to listing is to what seems a good offer on this HUD (scary...) house.

By the way guys/gals, I have another question...

Do you think I should actually put in this offer on this HUD house? I'm planning on going the HML route, but the scary thing is, what if they don't really follow through? I have two HML's which I've called and asked questions of, even got them to say they'll give me a proof of funds when needed, but I just don't have 100% trust in them, as I don't really know them...

Think I should go for it? I'm only going to be putting $1k EMD as that's the most I'm willing to lose to HUD if it falls through...

It's really just a curiosity of mine as there's a property that I'm going to be making a offer just $5k below asking. Is this unusual? It makes me actually feel uneasy so I'm re-analyzing everything over and over. Perhaps you can share your experience and calm my nerves (or maybe make them worse!).

(This is a fix/flip deal on the MLS...)
