Happy Friday! We love the Hill Country. Maybe a real estate agent that is familiar with the area can chime in on how the market is doing over there.
At my previous employer, the Hill Country was a popular destination to retire or build your “forever home”.

I don’t need a partner necessarily. I’m also aware that I don’t know everything there is to know about residential real estate transactions. My wife and I are moving forward without any partners but if we meet some great people along the way that offer a different skill set than we have, that want to share risk together, speak of similar interest, and have fun while making money; then we will entertain it.

I believe the renovation and the preservation of the charm can co-exist.
You may even consult with an interior designer that can advise on that specific era. You could schedule a few hours with the interior designer so that can provide cues and offer guidance.

Greetings Kat. I’m gearing up to do my first fix and flip within the next two months.
Although there are an infinite amount of variables, I would be in a comfort zone if the project had a max duration of 4-6 months depending on what all needs to be done. I anticipate ordering any long lead items as soon as I’m done with the demo.
Once I create my as-built drawings, I typically like to build a project on paper and build a schedule before attacking the major scopes.
I’m curious to hear what the pros have to contribute.

It’s a good idea to get 3 quotes on any scope over $1,000.
I can see the electrical panel upgrade being in the ballpark of $1800-$2000, especially if this includes all new arc-fault breakers and pulled permits which are required where we live.
The grounding issue is a common issue. If you have the time, it would be a good idea to verify the load on your house.

While pursuing my degree in Construction Science & Management from UT-San Antonio, I also worked as a construction manager for Highland Homes.
In 2016, I received my MBA from St. Mary’s University.
