@Jonathan Holmes Thanks for the reminder, this was an issue I had when I bought my first investment property, I was being their friend until I learned my lesson the hard way.

@Kevin Osborn I think you might have the answer by now but I'll share my story.  I bought a 2 unit back in 2015 that was fully occupied, I had a tenant who was month to month and had been living there for 15 years!  Crazy right? anyways she was just paying $600 per month with gas and water included, there was no way I was going to afford that so I decided to give her a notice that I was going increase her rent.  As you can imagine she said she couldn't afford it so she ended up moving in with a relative, I took that opportunity and remodeled the unit and brought in a tenant that now pays $1,000 for that same unit.  I was not able to do the same with the other tenant who had 9 months left on her lease.

@Ibrahim Badimoole Have you looked into the West Suburbs? I have one in Aurora and I have it on Airbnb and it's been pretty successful. Check it out on my page, it's the SFR.

It came down to training, I'm starting from scratch and I felt like if I had gone with Redfin I wouldn't have a local office to go to and ask for mentorship.  I don't know if I am right about them not having an office, I didn't do further research.

@Bob Floss II   Good info, so essentially wholesales need to be licensed to assign contracts, or it becomes an issue because he received compensation.

I have not, I recently got my license and I looked into joining but went the traditional way instead.
