I have not, I recently got my license and I looked into joining but went the traditional way instead.

Try Redfin as an associate,  you work on your schedule, I'm not sure if you're required to work.

Good input, I am looking at properties right now and that's usually what I do, check the ARV and make an offer usually 20% under list price depending on the amount of work needed.

I am currently getting my real estate broker license in Illinois and one of the duties an agent has with a client is obedience, he works for you and for your best interest, if you ask him to make an offer that may seem to be a "low ball offer" he should follow your orders. The same goes if you were selling the home, your agent must present all offers  regardless of price unless you've instructed him not to show offers under x amount but it must be in writing.

@Danielle Cage Congrats on your first flip! I looked into an HML but I did not have a solid cash reserve so it will have to wait.
