Although i'm sure he has some good info, something about GC has never made me want to get into his ecosystem. Especially after seeing clips of his interview with Jordan Belfort. 

I think what GC was getting at with the whole "driver" thing is to essentially find a mentor. Find someone that's currently doing the REI stuff you want to do and help them do it by adding your own insight and/or skillset. That way you'll learn more detailed info in the process of working with them. The other way of looking at it is for you to become very knowledgeable in the operations and how to do things. "Prove" to others that you know what makes a good deal vs a bad deal and that you know how to take a REI project from A-Z. Then you just find the financial partner to help you carryout that process. Easier said than done, but that's the idea.

There's GC's other idea of saving up for the deal too. Creating a good sized money pot to use for a downpayment on a property using an FHA loan. You could also go through forms of creative financing to get your first deal.

One of the things I'm currently working on is to get into property management. My end goal is to have a good sized rental property portfolio. Managing the properties, at least for the first couple of deals, will be extremely important. Getting into property management will give me the important experience I need, connect me with many real estate professions, and give me salary to provide financial stability as I make REI risks. Always fun. Haha

BP is great for learning and you'll make a lot of great connections. But for the best mentorship, I recommend to find someone local to you through events, meetups, and networking events. Developing a direct personal relationship with them is best. You'll have a lot of questions on your journey and having the ability to bounce ideas and talk REI with someone in person is invaluable.

Have you looked into bridge / gap loans? They typically do require a credit check but the property secures the loan.

You should check out Brandon Turner's book, "Investing in Real Estate with No (and Low) Money Down." Lots of creative financing strategies in there.

If anything, times like these are telling us to get creative with our financing. Seems like the people who are doing the best are using some form of creative financing like BRRR or in an area where the market is still doing well.


It's a great time to build up cash reserves, network, and study up on new markets. (At least for me)

I spoke to an RE investor a couple of days ago and he told me if he were in my position of just starting out, he would get a job in property management. It'd give him a salary and teach him the info and give him experience with properties to eventually get his first deal. 

Has anyone here gone down this route? 

I really want to pursue RE investing and want to be more active in the space. That's why I've shifted my copywriting services to agents so I can build more relationships and be around people that talk the talk and walk the walk. Seems like property management could be a great move for me!

Congrats on becoming a new agent! I recommend checking in with your local groups through Meetup, Eventbrite, and Facebook Events. BP too. There are always lots of groups there where you can meet people. Real estate too. Of course, engaging with people on here and connecting with people is always going to be a great thing too.
