Hey everyone. I’m working on a manufactured homes project in Austin Texas. I need help figuring out which type of contractor is needed to install a manufactured home in Austin. Any info would be appreciated. Thanks!

Wholesaling in AZ is legal as long as the wholesaler doesn't receive commissions and if they promote their equitable interest in the property. Not the property itself. Basically, the wholesaler can't act as the real estate agent/salesperson. They can only "sell" the contract and can't do marketing as if they're selling the home.

Is there a software or system anyone recommends for collecting payment from CA commercial tenants? I want to collect them automatically. At the moment, I'm chasing people to get paid. I want to simplify the process and hopefully charge people's credit cards if they're not paying on time.

 Would you mind sharing what list you call? Haven't had much success over here with absentee owners. Although there's more competition, I'm thinking about trying out the tax delinquent/ pre-foreclosure lists.

SEO could be pretty slow but it's worth it in the long run. I use Carrot to build out landing pages for SEO and PPC ads. I'm working on setting up more content marketing campaigns to drive more traffic. If you have a good budget to work with, there are some services that you can contract out for them to do the cold calls for you. One that I have experience with is called Lead Mining Pros. Direct mail is also pretty passive. Then there's a service called Call Porter that can take the calls for you so that you only have to deal with people that have been filtered out. Lots of systems and softwares out there but it can get pricey really fast.

With that kind of experience, you could help investors estimate repair costs. Before investors lock onto a deal, they could send you first to scope out the property and see what repairs/maintenance is needed. You could do this for a fee or maybe even a cut of the deal. This would allow you to leverage your experience while increasing your experience in the real estate investing world. It could be an "in" to partner up with them on deals.

Hey Emily. I'd recommend finding a great brokerage to be a part of. There are multiple "solo" style brokerages like eXp that may seem attractive, but it's better to learn from others at the start. It may be less commission but the lessons will help you out long term. Also try to find a solid brokerage that's more tech forward. Brokerages that use social media and have a solid online presence. This will help you leverage their online brand for you to build out your own. That leads to building a solid online name for yourself. Creating content that helps your target audience connect with you will go a long way in relationship building. It'll be like people knowing who you are before they meet you. It'll give you a leg up when getting listings because they feel like they already have a relationship with you through your content.

I recently purchased a subscription to Carrot but I stumbled on Minute Pages today. Since both are REI focused lead page builders, I'm hoping someone here has experience using both or at lease just Minute Pages.

What would be your review on Minute Pages? If you have used both, why did you choose one over the other? 

Post: Double Close Funding in CA

Although it's not an every deal situation, I'm trying to be prepared for when a double close is needed for a wholesale deal. As someone that doesn't have hundreds of thousands of dollars in liquid capital to purchase a home for the A to B side of the double close (especially in CA), how would I go about getting the funds for something like this? 

Would a hard money lender suffice? Or would I need to find a lender that offers specialized loans for this kind of transaction? If so, what kind of loan is this? (and any recommendations)
