Thru, it's all about the numbers. I start at 30% ARV. Plan on 10% below Market value to list for sale. I go for quick sale. Does the home owner have a mortgage on the property? Ask if he is willing to sell to you for the balance, if that will work. You need to make 2 to 3 offers a week minimum to get that one good deal. It is nothing more than a numbers game. Make the offer then move on or wholesale it. Good Luck.

Google cash buyers for your area then call them and get thier criteria of what they are looking for. You might find one of them is ready to buy now.

Did you include a clause in the contract that states, " This offer is subject to a home inspection by a contractor of buyer's choice, the results of which must meet the buyer's approval." Or, "This offer is subject to buyer's partner's approval within 30 days of seller's acceptance date." Or anything like that?

Find an Owner finance multi-family that will pay for itself and provide income and equity build up. That's how I got started. Use your car for collateral to obtain down payment to the seller or if you have credit cards with cash advance feature, call the credit card company and ask for a credit limit increase with the increase for advance cash. Get more cards if you need to create the funds for a down payment. Or use your current job as collateral for an unsecured loan to create enough money for the down payment. Or get a money partner from friends or relatives to help out. Or create a joint venture partnership with other investors to get started with a fix and flip house. Don't let money stop your dream.

Another source I found is the local Fire Marshall. I came across the same thing on a vacant boarded up house. I went to the local Fire Marshall and they gave me, verbally, a history for the past 2 years and the bank contact person. They need that information for obvious reasons. So try them and see if they will give you info on the property.

Sorry This is in Broome county, Delaware, Tioga, Steuben, Schuyler, Chemung, Tomkins, Chenango, all in the flat state line bordering PA.

Central counties are south of Syracuse, Cortland, Cayuga, Onondaga, Oswego, Madison counties.

You can buy properties a lot cheaper than around NYC. As an example go to Realtor.com and search Binghamton, NY . If you are an investor for fix and flip or looking for properties accommodating student housing Binghamton and Cortland are it.

To market your site go to google adwords and research that process.

To find pre-foreclosures you can buy a list from www.ListSource.com along with other types of lists.

New York state has  a new mold law, or whatever it is called. They are going to enforce the law by January 2016. Banks will be requiring it. A mold inspector will have to be certified and it could cost the home owner $1,200 for the inspection. Real estate Brokers will be asking sellers to get ride of the mold before listing or they will have to disclose that fact on the listing forms. Get prepared people.
