Yeah and there are thousands that have paid $30,000 and yes it is really vary basic. Even though I have been investing for the past 30 years I joined and it was really disappointing. I was hoping to learn new advance techniques. They don't tell you how basic it is. Then upon going to Vegas they are selling you, or try to, properties they bought wholesale and sell to you at retail telling you you will make money from your resale in latter years.
You can get all the information they teach you here and you can purchase programs on E Bay for a whole lot less. If you are a true beginner start here and look at programs on E Bay selling for pennies.

I would suggest you get consul from an attorney with experience in Real Estate License Law. You could be investigated or an investigation into your relationship regarding your assigned contract to a buyer, would be brought on by the Licensed Broker. State Regulator Agencies will question your intent such as are you representing a buyer or seller in the negotiations? How are you separating yourself from representation on a negotiation. In other words are you considered exempt from the requirements of a licensee.
Real Estate Broker means ANY Person , WHO, FOR COMPENSATION OR VALUABLE CONSIDERATION , sells or offers for sale, buys or offers to buy, or negotiates the purchase or sale or exchange of real estate, including units or interest in condominiums, cooperative interest, time-shares program even though they may be deemed to be securities, or leases or offers to lease, or rents or offers to rent, any real estate or the improvements thereon FOR OTHERS. MUST BE LICENSED.

Get crime records for that area. Are these units 3 bedroom for families with kids? Expect then to have higher than normal wear and tear both interior and exterior. Definitely if you go for it have a lead and asbestos inspection. Don't want to have kids get sick.

Door knocking I do every day. Grocery stores I talk to people in long lines about real estate. Star Bucks I go, sit and chat. AAA Ball games, talking to those sitting near me. Meet up groups I attend weekly. My list of friends and family I talk to weekly. My church on Sundays. My screen printed tee shirt I wear on hot days, "Sell Me Your House." Signage on the back of my truck on the tail gate. Social media sites like facebook, twitter, LinkedIn, check them out. And many more.
HUD homes sell as is. Usually at great discounts. I purchased one as an investor for $44,000 and after I fixed it up the ARV was $156,000. I put $20,00 into it. For HUD homes go to thier guide for owner occupied and for investors. You will need to own it for one year before you resell. For FHA it has to pass appraisal and home inspection but you can get a 203K loan on top of the first loan as along as you qualify and are an owner occupied. Resell is in 6 months.

Yes It is all about the marketing. Realtors do it all the time. You may have to blast market the property for a quick sale. List it on Zillow, Trulia, Realtor.com, Craiglist, Local papers, find other sites to list it on, Your facebook page, LinkedIn page, Twitter, Instagram. Place large signs in the yard and many. Hold open house. Invite Realtors to an open house and give them a buyer/agent agreement. Tell everyone you know. Pass out flyers to at least 100 people in the neighborhood. Advertise at a Real Estate Investment group web site that you are a member of.
