It costs nothing to receive an ACH, yet they charge for it. Messed up.  The CC fee should be charged to the tenant not the landlord. Just my opinion.

No advice?

Morally, it would be right to move them into another unit or a hotel. I've moved them into a vacant unit while I've repaired theirs and credited part of their month's rent due to loss of use. If they lose any items or personal property, that's on them, as they should had opted for rental insurance.

SFH's are not where the money is at unless you buy a really beat up house in Greenwich, Milford, Stamford, Trumbull, Westport, and really steel it. You can make some nice coin with MFHs. Yea, the taxes in SF and BP are a bit rich, but there is consistent flow of tenants and aggressive rents. Hard to flip now MFHs, but I flipped, if you can say that, a MFH I bought three years ago for around 195k for 410k a couple of weeks ago. Hard to find those home runs now though. Build up cash and wait on the sidelines. The correction is coming.

I have three buildings going online, with a total of 40+ additional units across all three added to my current portfolio. I am thinking Tenant Cloud would be better suited than Cozy.  Buildium and Appfolio is just too expensive and I do not see the point in spending that much. Perhaps when we're over 100 units, but right now, I do not see the benefit for the added cost. However, Tenant Cloud seems more robust and more options for around 90 bucks a year. Plus they have an app which my tenants under Cozy complain that it doesn't have.  Since they are young, they like apps instead of websites or something.

Anyone use them?

We just completed a rehab job which took about a year to complete and receive city approval in NJ. A few months ago, the GC told me some one stole two LG appliances (a washer and dryer set). He hired them as well. He was supposed to file a police report, but he said the police never came by. I do not believe he would steal them, as I've worked with him on several other projects. What is the best way to handle this? It's about 1600 in appliances, and there are bills still due. As GC, I think he's responsible. No? I can't even file a claim with the insurance company as I do not have the police report I've been requesting for months.

 Guess you are talking about the Kevo's. There is a slight sound, but it's not that bad. The tenants love the ability to control everything and let others in through the app when they are not home. It adds flexibility to the tenants.

I set one building up on the Nest x Yale lock with Nest Thermostat e's.  I kind of cheated where my utility company was selling them for 29.00 a piece per account, so they were pretty cheap. I like the ability to control and monitor everything through the app. The tenants love the fact they can monitor everything in their apartment through an app too.

The other building I am trying to save a little and using Ring doorbells, ecobee and Yale YRD256 Assure Lock SL as a deadbolt.

Do your tenants pay for internet and you have your Ring doorbells, ecobee, etc.. connected to their network?

They have their own Internet.  Each building has it's own main Internet connection, so all the IOT's are connected to our main Internet connection and they just connect to an account we setup for them to access everything.
