Post: Tracking down homeowner phone numbers

so I pulled a code violation list for my county and about 600 of the 10k violations say that the houses are vacant in the description of the violation. I'm sure these are amazing leads However the mailing address and the property address are the same. Obviously if the house is vacant that doesn't help me reach out to the homeowner. Does anyone have any tools for finding the phone numbers of properties like this? If it's a subscription service what is the pricing? Please help and thank you as always!

I've heard these are great leads to market to. I pulled a list from my county of all code violations from the past year and had them all scrubbed by a freelancer who created a spread sheet with all of the homeowners info to mail to. There are about 10k names and I have it in my budget to send 1k post cards per month. Am I better off selecting just the ones in target zip codes that I know are good areas and mailing to the same thousand every month or mailing to a different group every month to hit more people? Any help will be greatly appreciated.

So I have acquired a list of 750 tax Delinquant homeowners from my county and am looking for marketing help. I've done a ton of research on targeting these homeowners with letters and a lot of people say you should mail to them right after they get their tax bill (June) and that repitition is not necessary. I've had a ton of failed direct mail attempts and wasted lots of money so I am trying to be more strategic and get away from the "shotgun" approach. Any help or tips will be greatly appreciated.

Hello fellow investors... I have been struggling to find deals on the MLS over the past year so I have taken many failed attempts at direct mail marketing. I have acquired 3 lists that I feel are great however I need some advice prior to mailing. 1st list is of 13,000 homes with code violations, the second list is 1000 properties that I have from driving for dollars, and the 3rd list is of 750 tax delinquent properties. I've done a ton of research and I believe that these lists will target the distressed properties that I am looking for. I have about $1,000 to spend per month which will allow me to send out about 2,000 post cards. What mailing strategy should I go with? Which of these prospects should I mail to and how frequently? This is where I am stuck. I have heard repetition is the key however that will leave a ton of good prospects that I have on theses lists untouched. Please help. Thanks!

Hello all,

I've recently done a complete gut, basement dig out, and rebuild to an old townhouse built in the 1800's in Baltimore City. The process was extremely hands on and draining and there is so much competition to find these shells in Federal Hill, Fells, and Canton that you barely stand a chance when anything worth doing hits the market. To give an example, I looked at a property the first day that it hit the MLS and when I went to make an offer I was told not to bother because there were 16 other cash offers made as well. I made an okay profit on the deal but there must me an easier way.

Now that you've heard my sob story (sorry), I am looking to invest in an area where I can purchase something in the 100k-200k range, Invest 20k-50k on improvements without adding on any extensions or doing any major structural work, and make a minimum profit of 40k. I have the cash to do this but I want to look outside the city to an area where there are deals to be found on the MLS that still leave enough "meat on the bone" to flip without basically building a brand new house as I did on my first deal.

I live downtown and work in Laurel so something in that vicinity would be ideal. If anyone has any recommendations on where to invest where my numbers would work, that would be a huge help. An experienced investor friendly agent in any of those markets would also be helpful. Thanks in advance and look forward to hearing from everyone!

Does anyone have experience using this site? There's a property I would like to bid on however everything I find about this site makes it seem like a scam. That being said, people are very inclined to post when they have a bad experience rather than a good one. Any insight would be greatly appreciated.

I've purchased a couple of shells in Federal Hill that I have flipped over the past couple of years. Looking for another one however there is nothing on MLS that would leave any profit to be made. I am about to start sending mailers however if anyone out there has any advice or anything that might be of interest let me know. Thanks!
