@Robert Davidson, I have been working on obtaining the information needed to market to personal reps and Divorcees.  In my area, there is no good process to obtain the public records efficiently.  Wondering how you obtain your leads for these 2 segments?

@Shaun Greer, looking at you post for 9 years ago.  I am trying to create my direct mail campaign for Quit Claim deeds.  I'm wondering if you have a source other than the Registry of deeds to get your Quit Claim deed data?  Also, when searching for QC deeds what is the age of the filing which you target?  For instance, do you look for deeds which have been recorded more than 10 years ago, or look for current?

@Nathan Click thank you. I think so, I'll be using local community bank who will loan 75% LTV, I am looking for the seller to hold a note for a portion of the remaining 25%. This will help reduce the amount I need to put in, the I can refinance after value add and pay off seller financing and hopefully target an appraisal value to cover the 75%

Adrien S. I would like to start my direct mail campaign and wondering if you have a suggested method to follow? I am an agent and can download addresses from MLS for absentee owners. I haven't found the right way to generate other motivated sellers. If looking for advice on finding the best group to mail to. I have read quite a bit and wondering what you suggest. Looking for opinions on target group to mail to, frequency and total number of time should mail to same group. Also number of mailings and order, i.e.-yellow letters, postcards, etc. any suggestions are greatly appreciated
Both scenarios would be taxed the same, short term capital gain is your effective tax rate. Mike
