Great conversations here.  I am also an investor here in BL-NL.  In full disclosure, I am also a licensed Managing Broker and own a Real Estate and Property Management Company.  We own or manage close to 50 units and also help investors buy real estate here.  Right @James Syed? :)

I own both SF and multi-units.  The multi-unit market is competitive here for the Class A and B properties.  Much more relaxed in the SF market.  If we can help in any way, please feel free to reach out to us!

Hello,

I own a Real Estate and Property Management company in Bloomington-Normal, IL. I am researching the idea of hiring a Virtual Assistant that can answer our incoming phone calls for ads we place on our current rentals. The hours he/she would receive calls would be Mon-Fri 8am - 5pm and Sat 9am - 12 noon. We own / manage slightly less than 50 units and have 8 units currently advertised so they may receive anywhere from 1-10 calls a day.

Does anyone have experience in hiring a VA for this? My concerns are they are thorough, follow our script, speak English clearly, have a friendly phone voice. Obviously cost is a concern as well, but we are willing to pay for quality.

I would appreciate ANY info anyone can share and any leads people are willing to pass on. I have researched Fiver and similar things, but am concerned with the "Speak English fluently" and that they are on the same or similar timezone so our OPEN times aren't during their sleeping times :)

@Mark Forest, I use Buildium.  We own or manage 24 units, but it does EVERYTHING for us, including allowing tenants to pay their rent online for $.50.  All our work orders go through it, our emails to tenants, and the background checks.  We run criminal and credit through Buildium.  We charge $30 to each adult applicant 18 years of age or older (Our app is online through BUildium as well).  Buildium does our background checks for us for $18/ applicant.

@Mark Forest, great question.  I guess my first question would be... How would you know someone really left cash in the lockbox just because they said they did.  You still have to run to the property to check...

I'm assuming you don't have an office they can drop the app fee off at and that you don't use PM software like Buildium.

Have you thought about using a service like Paypal to collect your fees?  That way you get it electronically and don't have to go back to the property.  They could set up a free account and transfer money from their account to yours.  Paypal then verifies it for you.
