@Account Closed, Wow!  Thanks for the information.  I have thought about using the Excel method in the past, but based on what you shared, I think I will stick with what I am using (Buildium).  Your explanation has been the most thorough I have come across, but I like the idea of scanning each receipt in and attaching it to the bill through Buildium or the rent check for each deposit so I can go back and pull it up.

I used QB Online for a number of years and miss some of the reporting features of it over Buildium.  But Buildium seems to work fairly well for me now that I am getting used to it.

I also use Buildium. I wish it had a better advertising section. It posts to a couple websites, but I wish it would go out to many more. I do like that you can attach files to tenant records, like leases, late payment notices, etc. We also use their e-pay feature, that allows tenants to pay us through their checking or savings account. That is very helpful.

Sue Kelly I have heard people before say they have been successful using Excel and managing their properties. Would you be interested in sharing your template so that we can take a look and see if it's something that could help us?

@Gita FaustWe have updated recently as we have grown.  We are now using Buildium PM software.  It is online so I can access it anywhere and has an iPhone (and probably Android) app.  We use it for everything including our accounting and stopped using QB online on January 1st (which worked out perfect for our accountant!).  So far we love it!  Very flexible.  We just had a couple apps submitted online through it today!  If you try it and decide you like it, I think I can send you a referral fee and you get $50 off, I believe)

Hello fellow investors!  I have done ALOT of reading on the best PM software to use and have been using RenTec Direct for a while now.  We have outgrown it and have decided to move to Buildium.  I am looking for a referral code from a current user so that we can both save $50.  First come, first serve :)

@Matthew Trotter, the cost depends on what all you want them to do for you.  For us, it was about $30/applicant to do the checks.  Very easy to integrate into our site when needed.  They made several changes to the app page based on our feedback.
