2) Go to Prothonotary case search of the county for municipal liens

3) Put parcel number and search it. 

4) Make sure you check tax claim bureau as well 

Use the Parcel number and Owner's name to search. If you learn this, you will be able to do a lot of searches rather than relying on third parties. 


I shortlist the list using the above process, take the top three, and send them to a title company. I pay $65 per search with a title company.

@Mike Farr I have not used any sites like been verified however you can go to the county clerk's website for the county where you are buying the property and search the owner's name and that will pull up a list of any liens that are on the property.

If you are going to spend 100's of thousands of dollars on an investment property it's definitely worth spending a few hundred dollars to make sure the title isn't clouded and you get clear and marketable title at closing. You can try to check the county recorder's office and see if that comes up with anything. Usually that will have every deed, quitclaim and mortgage recorded accosted with the property, but by no means is this a way to do a title search. 

I completely agree, was mostly asking if these newer websites offer a faster or better process then checking records or hiring a title company. thanks!

Do NOT use beenverified for this as it rarely picks up everything.

@Mike Farr yeah, your income shouldn't be an issue if you work with the write lenders here.  Now, how do you know what lenders are the "right" lenders?  I wrote an entire post on this topic that you can read HERE. I would prefer a Line of Credit product here specifically if it were me but I would certainly lean on other investors in your area on who those lenders are that offer such a thing. If all else fails you can certainly get a DSCR product if your property is rented.

 Thanks so much. Ill for sure take a look at the article. Iv talked to 2 lenders Iv found here in BP and it looked like they were creative and use to the investment world. I thought they would help but havent been the most helpful or made anything happen.

I am new to the investment game although i have listened, studied and taking courses for years. I have a fully paid off property in an LLC (open to quickclaim deed for the loan) that I am trying to use the equity to BRRRR and begin investing. I have talked to and applied with a few lenders but havent had much luck. My income is a bit low but my business partner does have a solid income. Both of our credit is well into the 700s and the property estimated value is 900k plus. Is there something i am missing?
To be honest (as a business owner myself) I have been surprised by the professionalism and communication skills of these lenders. 
Are there any lenders or CU you all suggest to get this done a bit smoother?
