"Economic Obsolescence" sounds like some major, systemic disrupter, but of course, very vague, so what can the readers make of that?

Did an STR open near your commercial hotel business?

How long have you run this/or any/all hair salons?

Do you have the hair salon business and own the building?

Call a several local title companies for seller financing attorney referrals.

Cash out refi and definitely put aside reserves since you're stretching thin....

I'm happy to be upfront and transparent.  I might even add "NO hidden fees" as a catch phrase at the beginning of my description.  

Agree with Doug: those all are salient questions that need answers.
