@AJ Singh I appreciate the advise. The home is in the 38133 zip, which I understand is one of the better neighborhoods. I really hope I don't get a squatter in there...

Just entered contract on my first SFR rental. It's in Memphis and I'm in Northern CA, and the plan/goal is to do this 100% from my desk at home. I'm out of my comfort zone. This is going to be great.

To those who have done this before, what is you process to manage the keys after closing?

Do you just have the agent drop them off at the PM's office? Do you have a coded lockbox installed on the property and keep the keys in there for contractors, PM, etc.?

@Nancy Wang Can you share which PM it was? I just entered into contract on my first rental, and it's in Memphis. I'd love to dodge this PM mine. Plan is to long-distance it from Northern CA.

Only asking because I’ve witnessed this with a few of my husband’s clients. They contact him, let him know they are an investor, and tell him that they are “hungry” and ready to go.

They call. He literally drops everything, rushes over, takes a video, sends video, and offers his assessment as a long-term investor himself....all within 1-2 hours.

Client drags their feet, asks a million questions, asks for another video.....then wants to “sleep on it.” They wake up the next day and want “to show it to their mom before deciding.” Client looses the property.

After doing this 5-10 times; my husband is no-longer going to drop everything to rush over. They may believe they are ready, but they aren’t.

Now client is mad and wants him to “do things faster.” It’s easier to blame the realtor for being slow than examine their own indecisiveness.

I have no idea if this applies to your situation at all, but something to consider.

 I lol'd when I read this because you speak some truth! I probably align with some of that to be honest, but I'm ready to buy the right deal. The only reason I'd sleep on it is because it may not be as good of a deal as I'm looking for, but you make very good points.

Agents all have differant styles. I am super fast to respond as know for investments it's critical but I also know lots of decade old top producers who do not answer the phone after dinner time and are great negotiators/marketing but definitely not fast to respond they tend to do better with seller clients vs other faster agents who may be better for buyers. 

 Ultimately, I think this is the answer, and having everyone's feedback has opened my eyes. I know how I work so I need to find an agent with a similar style. I actually think she's a great agent, just possibly not the best fit for me and my impatient, act-now style. I appreciate all the feedback!

I appreciate the clarification. I'm putting a lot of trust in the contingencies and the agent. I really like all the qualities of the agent EXCEPT the slow to action part, and I feel in this market that is a critical quality.

 Cant tell if sarcasm or not, but I'm prepared to. She's actually the only thing keeping me from doing that. 

If I didn't mention it originally, I'm an OOS buyer.
